
Preliminary bookings, bookings and payment
Strawberry Manor Hussola accepts preliminary bookings according to its judgement. Preliminary bookings become normal bookings 30 days before the start of the stay. The final payment must be paid no later than 14 days before the start of the stay. If the customer does not make payment by the due date, Strawberry Manor Hussola is entitled to cancel the reservation unilaterally and sell the object to another customer.
Cancellations and changes
Cancellations must always be made in writing to Strawberry Manor Hussola. A cancellation is valid from the moment that Strawberry Manor Hussola has received notification of the cancellation. If the cancellation is made within 14 days of the start of the stay, the entire amount shall be charged. If the holiday is sold onwards to another customer, the amount paid by the new customer shall be refunded. The customer has the right to compensation for the amount paid to Strawberry Manor Hussola if the cancellation is due to severe illness, accident or death of the customer or a member of the same household. Reliable confirmation of the circumstances (e.g. doctor’s certificate) must be given. Notification of cancellation must be provided at once.
Right of Strawberry Manor Hussola to cancel a booking
Strawberry Manor Hussola is entitled to cancel a booking that has not been paid by the due date without separate notification. In case of force majeure, Strawberry Manor Hussola has the right to cancel even a booking that has been paid, in which case Strawberry Manor Hussola must notify the customer about the cancellation without delay. The customer is then entitled to full compensation for payments made to Strawberry Manor Hussola. Strawberry Manor Hussola’s liability is limited to compensation for the amount paid to Strawberry Manor Hussola and does not oblige Strawberry Manor Hussola to offer alternative accommodation. In case of force majeure, Strawberry Manor Hussola may offer alternative accommodation if possible as an alternative to cancelling the booking.
Keys, usage and return
The holiday cottage is available to the customer from 4pm on the arrival date to 12noon on the departure date. Keys are handed over at Strawberry Manor Hussola’s reception unless otherwise instructed. The customer shall be given 2 keys, both of which shall be returned to the table of the holiday cottage unless otherwise instructed. For lost keys, the actual costs of replacing the locks shall be charged to the customer.
Staying in holiday cottages
The rent includes the items listed in the reservation document. Customers themselves are responsible for cleaning their holiday cottage during their stay and before vacating the cottage. We expect customers to take care of the following chores: bagging garbage, vacuuming floors, washing dishes (or putting in the dishwasher), removing stains and dirt, and returning furniture and movables to their right place. Customers can also order final cleaning in advance for a separate fee. Nevertheless, the cottage must be left in a tidy condition: all furniture and movables in their right place and undamaged, garbage bagged and any spills removed.
If cleaning has not been performed adequately at the end of the stay and Strawberry Manor Hussola has to carry out cleaning before the arrival of the next customer, a cleaning fee of €50/hour shall be charged.
Damages, shortcomings and claims
Any remarks or complaints about the furnishings or condition of the holiday cottage must be made to Strawberry Manor Hussola without delay to allow the problem to be rectified as soon as possible. Customers are responsible for notifying without delay and compensating Strawberry Manor Hussola for any damages caused to the holiday cottage itself or to its movables. The actual cost of damage that has not been notified shall be charged to the customer after the stay. If the customer and Strawberry Manor Hussola do not come to an understanding, the customer can forward the matter to the consumer complaint board.
Number of persons
The maximum number of persons using the holiday cottage must not exceed the number of beds and extra beds. The number of persons must be notified when making the booking and must not be exceeded. A surcharge of €60/person/night in cash shall be charged for additional persons.
Smoking and pets
Smoking is permitted only outside the holiday cottages in specially marked areas. An airing fee of €100 shall be charged for smoking indoors. Pets are not permitted. A surcharge of €60/pet/night in cash shall be charged for pets. Strawberry Manor Hussola is not responsible for allergies or other similar health problems caused to customers by unpermitted smoking or pets.
